End-of-Tenancy cleaning means different things whether you are a tenant or a landlord. 

If you are a tenant:

It is the thorough cleaning of a property when moving out. In most cases, a tenant will have to contractually ensure the property is in the same cleaning state as they found it when moving in. Failing to do so may incur costs. The tenant can choose between cleaning the property himself or hire a cleaning company specialising in end of tenancy cleaning which is often a wiser choice.

If you are a landlord:

End-of-Tenancy cleaning means getting a property in pristine condition before showing it to prospective tenants.

Like everything else when it comes to cleaning, the answer is… It depends.

There are many factors to take into consideration such as the size of the property, the items included in your tenancy agreement, and the type of services you require.
For example, dry cleaning of curtains & house painting are not always included in a full End-of-Tenancy cleaning service. Adding it will obviously increase costs.

Certain cleaning companies might charge extra for parking, transport, or if they bring their own cleaning chemicals and equipment. (We don’t).

You should expect to pay around S$300 for a < 500 sqft apartment and up to S$1,400 for a 5000 sqft apartment (these prices are only indicative and may vary).

Once again, this will depend on the size of your property and if it’s really dirty or not.
The dirtier the property the longer it takes.

You may want to do it yourself, however, expect to spend a lot longer than a team of professional who does this for a living and have all the adequate equipment and cleaning products
A well-trained team of professional cleaners should be able to clean a 2 bedroom flat within 4 to 5 hours.
